SALVA HOMES PLANNING PROCESS
Provide a Rough Cost Estimate and establish your budget.
We like to think of this as a “getting to know each other” event, where we discuss everything that is important to you in your new home. This can be based on your ideas, conceptual plans, or even completed plans that you may already have. The goal in this phase is for us to gather enough information from you to allow us to provide you with a realistic rough cost estimate for your new home. To assist in establishing your budget we also strongly recommend getting pre-approved. This will help to determine early in the process what can be allocated for land and building costs.
Property Evaluation.
We’ll meet with you on site, whether you already own your lot or have found one you are considering. We can provide guidance on things like lot characteristics including potential problems and what can be done about them, soil evaluations, and building envelope and suitability for the design you have in mind.
Establish the cost to build your home.
We’ll provide a comprehensive Fixed Cost Contract Proposal. At this point a retainer fee is required. The fee amount varies depending on things like site complexities, and if our architect will be developing preliminary house plans or if you already have them. The retainer fee will be fully credited toward your deposit upon execution of a building contract.
Sign Building Contract and secure financing.
The wheels are set into motion! House plans and site plans are finalized, the permitting process starts, and site preparations start. Construction commences immediately upon issuance of all required permits.
